There were no shortage of challenges to overcome when working to sell out a real estate project during a pandemic, but our team was up to the task.
Upon initial discovery, we uncovered a few significant factors that were holding back the success of Verve, starting with brand awareness. With Verve condos having been in the market for 6+ years, the buzz around the building had died down and the marketing felt stale. A Google search of Verve turned up news stories about Covid 19 outbreaks on the first page. It was also identified that the price point was not appropriate for the market conditions and our target markets (both investors and end buyers).
Objective: Create a renewed buzz around the building to drive an accelerated sell out.
All of our marketing and sales efforts for Verve revolved around the same objective: create a renewed buzz around the building to drive an accelerated sell out. The first piece to tackle was a refresh and relaunch of the Verve brand, with messaging focused around the amenities East Village has to offer as well as an updated price point.
We then completed a total reinvigoration of the sales centre. New signage and hoarding made it hard to miss, and an experienced and energized sales team ensured the brand experience was seamless and cohesive for all visitors. We then took the same approach for Verve’s digital footprint. We built a new website focused on driving foot traffic to the sales centre, and developed a digital marketing program to bring potential buyers to the website.
We also launched a referral program and a contest to generate reviews on Google, improving Verve’s online reputation and word of mouth marketing. Our sales team communicated weekly with the developer to ensure that we were continuing to adjust the pricing strategy to reflect market realities and reach our sell out goal.
The Flipp team sold out the remaining 29 units in 6 months through a combination of sales and marketing strategy.
